This morning, 7:30am, with my buddy, Buck, we drove around Quezon City, San Juan and Pasig, the following is what we noticed, situation has changed
since Covid 19 virus hit, this Pandemic has already caused a lot of sad experiences all over the world, one has to assess what everyone in business
is thinking and doing ? The drive also made Us understand more that aside from friends, families, Multi-National Companies and of course, ourselves,
this Pandemic has hit everyone ( emotionally, physically, financially, and will cause behavioral change on one's perspective in  life.  However, if you
could imagine and visualize it, there are Opportunities available out there, some we don't even notice. 
Anyway, here's some thoughts that came to mind : 
 
1) More signages are now visible 
2) Old buildings are either undergoing renovation, sold or demolished.
3) Some prime properties are now available for Sale.
4) Streets are clean.
5))Air is clean.
6) Few cars and traffic moves
7) A huge increase of bicycles ( riders )
8) Tiendesitas has really leveled up ( aircon )
9) Manila is so Clean, was by the University Belt ( a week ago ) 
10) 22 minutes from University Belt to San Juan
11) Face shield is now a must in several  place ( Mini Stop is one them )
12) Gasoline / Diesel has gone up
13) A lot of businesses closed specially the ones that are not Essential
14) Aguinaldo Golf Course driving range by EDSA gate closed
15) Most everyone wearing face mask, face shield users increasing
 
Why Sellers Are Selling Now ?
1) I have to sell my property as income is low
2) I have to sell because I'd rather hold on to Cash
3) We'd like to take profit and divide amongst siblings
4) Financial situation, loan has to be paid ( leveraged )
5) I can't continue to amortization, i lost my job or took a pay reduction
6) Business is affected and the turnover amount is a concern
7) All we surviving heirs are all old
8) If corporatiion, there may be issues amongst heirs
9) What am i doing with all these assets ? 
10) I don't use that Country Club Share ?
11) Cost cutting wherever possible
12) It's either survive or lose my business 
13) Need capitalization for new business venture
 
What it takes to be a Buyer ?
1) I need the property ?
2) I am set on a certain property?
3) I am looking for a good deal as long as i like it 
4) Housing loan is not an issue
5) Buying at their price 
6) They like the property
7) It's within the budget. 
8) The house has a good feeling to it.
9) I've been looking for the Seller of this property.
10) It's a wedding gift from my parents
11) Property has issue that Seller can handle
12) Buyer is your neighbor
13) Great investment with good upside
14) Seller is easy to deal with and vice versa ( price must be reasonable )
