LAND BANKING FOR FUTURE DEVELOPMENTS :

For the past 7 months of this Pandemic, I have looked and researched at opportunities for investments outside Metro Manila as the general sentiment is that property prices are high and has become unaffordable to most witihin the National Capital Region, from the low to high end residential villages, commercial lots, offices, buildings, and mostly condominiums which were higly affected due to protocols most have to go through when entering the building.  However, on the other side of that sentiment, investors and buyers also saw this Crisis as a “Buying Opportunity” as this scenario has never happened before, ever.  A Global Pandemic where Economic Activities had to be stopped. There has been fire sales, bargains, must sell properties brought about by the effects of the lockdown on the economy and if history repeats itself, the worse still has to come.  Banks are already going through challenges on maintaining their  loan portfolios and we are seeing that housing loans are also slow on approval and takeout.  Developers also have their hands full on maintaining their monthly amortization on their projects so as not to default their clients / investors on units or properties sold.  That is the reason why I started searching for options aside from what I normally do ( General Brokerage in the Industrial, Commercial and Residential sectors )  in order to provide a good portfolio for my clients and friends.

In my search, I've realized that one of the most sought after investments are in the North, aside from the corridors of Bulacan where the new Airport will be built, Pampanga where lots of activities are also happening due to the upgrade of Clark Green City and Tarlac where both the New Clark Green City and Ayala Crescendo ( formerly a part of Hacienda Luisita ) are located :

https://storage.netfs.com/hosting/6546375/12/index.htm?fbclid=IwAR3e01KYsyxzxRj1Mq46G6tcmiNGgljgBD6N7fz6wrTbgXAClm_84YkRRdw , a development of Ayala Land Inc in Tarlac, take note that most of the land we are currently working on are just outside Ayala Crescendo and titles are under a Certificate of Land Ownership ( CLOA ).  A Certificate of Land Ownership is a document evidencing ownership of the land granted or awarded to the beneficiary by Department of Agrarian Reform ( DAR ), and contains the restrictions and conditions provided for in RA 6657 and other applicable laws.

Due to these restrictions and conditions, there are calculated risks involved in buying these properties thus prices are so much cheaper in comparison to regular Titled land.  For CLOA Titled land, prices range from Php 500/m2 to Php 3500/m2 depending on the location and lot size involved, while Titled land which already met the conditions of CLOA provisions range from Php 2000 – Php 5000/m2, again, depending of location and lot size involved.  In the video of Ayala Crescendo, you will notice the prices for commercial lots priced at Php 35T/m2, while industrial lots priced at PHp 9500/m2 and Ayala has just started the development.

Within this Pandemic period, substantial investors have already bought properties within the perimeters of both Ayala Crescendo and New Clark Green City including Major companies listed in the Phiippine Stock Market. 

In addition to Tarlac, I have also been working on properties by the New Clark Green City, considered by many as the future and a development so much bigger and better in comparison to Bonifacio Global City, and more importantly where land can be OWNED and TITLED unlike those inside New Clark Green City which is owned by BCDA and only land can be on LEASEHOLD.
