This particular trade in the Stock Market is very much parallel to investments made in Real Estate, there are those who come in very early and take risks, the are those that come in just in time or when the wave is on the way up, volume has consolidated, those that come in too late, those that have perfect timing ( very rare ), and of course, there will always be those that miss out on the boat and just watch things happen. 

Land Banking gives the cheapest value and best upside as certain calculated risks are factored into the Investment.  This is what Makati, Ortigas Center, Bonifacio Global City, Aseana Park, Southwoods, Peninsula de Punta Fuego, Mckinley Hills, Mckinley West, Ayala Nuvali, Hamilo Coast, Tagaytay Highlands, Ayala Cloverleaf ( to name a few ) offered when it just started, take note of the appreciation in property values of this locations and the peripheries which were just bare land before. 

Now we have New Clark Green City ( Capas Tarlac ), Bulacan ( mostly Agricultural land being converted into Industrial or Residential and a big benifactor of the Railway and upcoming Airport ) , Tarlac by the new development by Ayala called Crescendo , Kawit Cavite ( the new port by ICTSI and Cavitex ), Cebu ( new airport ), Davao, Mindanao, Quezon Province, formerly remote areas of Cavite ( Naic, Indang, Maragondon ) and other locations that have benifitted from the new Road Infrastructures of the Build Build Build program, thanks to the San Miguel Corporation, Metro Pacific Corporation and the Government for having the will power to make this long delayed projects a reality. 

There will always be some concerns such as Titling issues ( CLOA, Extra Judicial Settlements, Expropriation, etc ) but once understood and assessed may often lead to a profitable venture.
